Commonwealth Multifamily has numerous competencies which include the ability and resources to:
Own and operate affordable rental housing
Serve as an independent nonprofit general partner for affordable housing partnerships
Obtain and administer 501(c)(3) tax-exempt bond financing
Obtain and administer IRC Section 42 Low Income Housing Tax Credits
Qualify for national, state, and local support and initiatives (real estate tax exemptions; grant programs; etc.) that make housing affordable for eligible families and individuals
Provide development loans and equity for affordable housing
Deliver successful affordable housing asset turn-around planning and execution
Provide strong affordable housing asset management and execution
Provide strong affordable housing asset management and execution
Design and provide resident services, activities, and events for medium and low-income wage earners that create a sense of community and increase resident retention and loyalty
Provide resident rental assistance programs for partner properties as needed
Publish articles and teaching materials at institutions of higher education to advance the state of affordable housing
